Because so many have requested, we are opening the bidding on the 101 acre farm as a whole.  This farm has road frontage on both sides of Frazier Cemetery Road, the north side and south side for several hundred feet (exact measurements coming soon).  The farm is located approximately a half mile west of S. Bear Creek Road at the end Frazier Cemetery Road. The farm is gently rolling to level in many areas.  Although Frazier Cemetery Road officially ends at the house on the farm, the "old" Frazier Cemetery Road continues through the farm for over 1,600'.  The potential for future development is definitely a possibility for the new owner! Of the 101 acres, it is estimated that 20 acres - rotation; 80 acres - pasture; 1 acre around home & barn The house was built in 1967 and features 1,456 square feet on the main level with a full, unfinished basement. Many interested parties from all over the country ask if they can bid over the phone during the live auction.  We honestly do not have enough phones nor brokers to accommodate all the requests. We will allow one phone bidder, the winner of the online bidding.  The online bidding for the entire 101 farm will be allowed to bid over the phone during the live auction on Saturday.  If you cannot be present during the live auction and want to bid on the entire farm, this is your opportunity. Auction Terms & Conditions PROCEDURE: The property will be sold as a whole - 101 acres per existing deed DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashier's check. The balance of the contract purchase price is due in cash at closing within 30 days. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING. ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding. Seller reserves the right to accept or reject the high bid. BUYER'S PREMIUM: A Ten percent (10%) Buyer's Premium will be added to the final bid price to arrive at the total contract purchase price paid by the Buyer. CLOSING: Closing shall take place 30 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed.
